# Paragon Portables FAQ

> Common questions about Paragon Portables portable and relocatable homes, covering pricing, design and customisation, the build and quality, consents and site requirements, delivery and coverage, and aftercare. Paragon is a family-owned builder in Ohoka, North Canterbury, delivering across the South Island.

## Buying & pricing

**How much does a Paragon portable home cost?** Homes start from around NZ$135,000 for a one-bedroom and run up to roughly NZ$240,000 for a fully specified three-bedroom build. The final figure depends on the model, finishes, and upgrades — every quote is fully itemised before work starts. Indicative Standard and Premium pricing is shown on each model page.

**What's the difference between the Standard and Premium ranges?** Both ranges are built to the same NZS 3604:2011 structural standard with the same care — the difference is in finishes and inclusions. Premium steps up the cladding options, joinery, appliances and fit-out for a more refined home, while Standard keeps things smart and cost-effective without cutting corners on the build itself.

**What's included in the price?** The quote covers the full build to the agreed spec — framing, cladding, roofing, insulation, kitchen, bathroom, joinery and chosen finishes — laid out in writing with no hidden costs. Transport to site is quoted separately based on distance and access.

**Do you offer finance, or work with lenders?** Relocatable and tiny homes can be financed. Paragon works with people like Mortgage Life who understand this kind of build, and can connect clients with them or other lenders.

**How does payment work, and do I need a deposit?** Yes — a deposit secures a spot in the build schedule, with progress payments at agreed stages and the balance due before delivery. The full payment schedule is set out in writing before anything starts.

## Design & customisation

**How much can I customise my home?** A lot. Clients work directly with Luke to shape layout, cladding, windows, joinery, colours and finishes. Joinery is designed and made in-house, so clever storage and bespoke details are part of the deal. Streamlined builds keep a fixed layout to hold costs down, but everything else is tailorable.

**Can you build off-grid or for a remote site?** Yes — Paragon has delivered plenty of off-grid and remote builds, from West Coast bush blocks to high-country stations, and can advise on off-grid power and water setups.

**Do you build commercial spaces, not just homes?** Yes — alongside homes, Paragon builds shops, offices, studios and other commercial spaces to the same standard.

**Can I make changes once the build has started?** Small finishing choices can often still be adjusted early in the build. Structural changes are locked in at the design and planning stage. Because clients deal directly with Luke, anything still possible is an easy conversation.

## The build & quality

**How long does the whole process take?** Most builds run four to six months from design sign-off to delivery, depending on the model, spec, and workshop schedule, with weekly updates throughout.

**Where are the homes built?** Every home is handcrafted in the Ohoka workshop in North Canterbury — no outsourcing, no shortcuts — under one roof by an experienced team using locally sourced timber and materials.

**Can I visit the workshop and see my home being built?** Yes — clients are welcome to visit the Ohoka workshop, and non-local clients receive weekly progress photos.

**What standard are the homes built to?** Every home is built in full compliance with the New Zealand Building Code (NZS 3604:2011 Timber-Framed Buildings) — seismically braced, weather-ready, warm and dry. Building to NZ3604 also makes homes easier to insure and finance.

**What warranty do you provide?** Every home comes with a 10-year structural warranty and a 3-year build warranty.

## Consents & your site

**Do I need building consent?** Most homes are designed to be relocatable, but consent requirements depend on the site, the local council, and how the home will be used. Paragon helps figure out exactly what's needed during consultation and planning.

**What kind of foundation do I need?** It depends on the site — most homes sit on piles, screw piles, or a slab. The right foundation type is confirmed well ahead of delivery, with site-prep guidance provided.

**How are water and power connected?** Standard connections are a 20–25 mm buried water pipe and a 32A caravan outlet or buried cable for power. For sites without services, Paragon can advise on off-grid water and power setups.

## Delivery & coverage

**Do you deliver to my area?** Paragon delivers right across the South Island — from the top of the South down to Southland and over to the West Coast.

**How is the home transported and placed on site?** Paragon arranges transport and uses a HIAB or transport truck to deliver and set the home on its prepared foundations, confirming site access and foundation type ahead of delivery.

**Does delivery distance affect the price?** The build price is fixed and itemised before work starts. Transport is quoted separately based on distance and site access.

## Aftercare & support

**What happens after my home is delivered?** Paragon checks in a few weeks after handover, provides warranty information and maintenance tips, and remains available for questions or adjustments.

**Who do I talk to if something needs attention later?** Clients talk to Luke — the same person who built the home. There's no call centre and no runaround.
